Increase in Housing Prices in Jaén

The average price of housing in Jaén has risen to 1,226 euros per square meter as of December 2024, marking an annual increase of 6.7%. Despite being the most affordable province in Andalusia, several municipalities have seen significant price hikes. Jaén remains an attractive option for buyers. In contrast, major cities like Málaga reach historic highs.


The average price per square meter in the province of Jaén is 556 euros. Some affordable options within this province are La Carolina and Villanueva del Arzobispo, where the price per square meter is 522 euros, below the provincial average.

In contrast, the most expensive municipalities in Jaén to buy a home are La Guardia de Jaén and Alcalá la Real, with prices reaching 1,043 and 947 euros per square meter, respectively. These figures contrast with places like Beas de Segura, where housing is more accessible.

On the other hand, Jaén is the only province in Andalusia with a value below 1,000 euros per square meter. Despite this, there has been a slight increase in prices compared to the previous year, with the average price at 1,226 euros per square meter.

At the regional level, Andalusia closed the year with an average price of 2,318 euros per square meter, exceeding the national average. The increase in this region has been 11.5 percent during the last year. Municipalities like La Guardia de Jaén and Alcalá la Real have also seen increases in housing prices.

At the opposite end is Málaga, with a historic price of 3,507 euros per square meter. In contrast, Jaén recorded a price of 1,226 euros per square meter in December 2024, being the most expensive locality in the province.
