Housing Prices Surge in Madrid Districts

Madrid remains the second most expensive city in Spain for home purchases, with Salamanca leading at €10,140 per square meter. Meanwhile, Villaverde offers the lowest prices.


Madrid is the second most expensive city in Spain to buy a house, with a price per square meter of 6,430 euros. The districts with the highest prices are Retiro (8,280 €/m2) and Chamberí (8,200 €/m2). On the other hand, the most affordable districts are Villaverde (2,300 €/m2), Puente de Vallecas (2,749 €/m2), and Usera (2,850 €/m2).

In a breakdown of prices by district in Madrid, Salamanca tops the list with 10,140 euros per square meter, followed by Retiro, Chamberí, Centro, Chamartín, and other districts in descending order of prices. The data shows a 14.72% increase in the last year.

Nationally, Valencia is the city where housing prices increased the most, although Madrid recorded a 22.10% increase. Analysts predict that this upward trend will continue around 10% throughout 2025. According to a report from pisos.com, in December 2024, the average housing price in Spain was 2,479 euros per square meter, reflecting a 2.27% increase compared to November of the same year.

While there were quarterly declines in some districts, the year-on-year increase has been widespread in Madrid, with districts like Retiro, Villa de Vallecas, and Carabanchel standing out for their increases of 22.08% and 21.28%, respectively.
