Rising Rental Prices Impacting Low-Income Tenants in Córdoba

In Córdoba, rental prices are increasing significantly, causing difficulties for low-income tenants. The demand for affordable housing is high, while the supply is decreasing, leading to a challenging market.


The real estate agency 'Your House Córdoba', through its manager José Joaquín Roldán, highlights the high demand for rental apartments at acceptable prices in an environment where average rental prices are rising, thus altering the landscape of a provincial city. Roldán points out the scarcity of supply, especially in the most demanded price range, between 500 and 650 euros, which has led many owners to choose to sell rather than rent or to allocate their properties to tourist rentals.

One of the points of concern is the tightening of requirements for tenants in the range of 450 to 550 euros, making it even more difficult to find affordable rental housing. This situation is reflected in a noticeable increase in prices, where rents that were around 450 euros a few years ago now reach 600 euros.

The analysis of several real estate companies in Córdoba reveals a landscape of increasing prices and scarcity of supply in medium to low rentals, especially affecting those that range from 375 to 525 euros. The company 'Alquila y punto' stands out for its specialization in this sector, facilitating the process for future tenants. On the other hand, from Tecnocasa it is pointed out that while there is supply, it is not enough to meet the existing demand, mainly affecting those most in need.

In this context, several rental cases in Córdoba are compared, where prices have experienced a significant increase. The relationship between supply and demand is exacerbated by landlords' fear of defaults, which conditions the market and contributes to the rise in prices in areas such as Brillante, Hipercor, and Arruzafilla.

Since the last quarter, Córdoba has recorded an increase in rents, reflecting the national trend. While in other cities the increase in rental supply has been more pronounced, in Córdoba it is considerable but part of smaller and still insufficient figures. The Housing Law and the growing popularity of tourist rentals particularly impact low rents and families.

Another element to consider is the geographical distribution of rents, with Brillante, Hipercor, and Arruzafilla being the most expensive areas in Córdoba. The upward trend in prices is reflected in a 7% decline in the supply of permanent rentals in recent years, according to data from 'Idealista'. The lower supply and the increase in prices force tenants to bear the imposed costs, highlighting the scarcity of affordable options in the current market.
